Matterport specifies Pro3 depth accuracy of ±20 mm at 10 m under test conditions. This is a single depth measurement specification, not a guaranteed tolerance for every dimension, drawing or completed model.

from your survey?
You don’t need to know every file format. Send over your brief — or your architect’s requirements — and we can work through the options together.
How accurate is Matterport Pro3 scanning?
The manufacturer specifies ±20 mm depth accuracy at 10 m under test conditions. Overall results also depend on the building, scan coverage, alignment and the output being produced. Critical dimensions should be checked independently. If your brief requires tighter tolerances or survey control, discuss that before booking so the appropriate capture method can be established.
What is a point cloud?
A point cloud is a collection of points positioned in three-dimensional space. Together they describe the visible surfaces recorded during scanning. It can be used as a reference for drawings and modelling, but it is not a finished CAD drawing or BIM model.
Can you supply CAD or BIM files?
Yes, CAD and BIM outputs can be included by agreement. The quote will specify the formats, areas covered, level of detail, production arrangements and delivery times. Please share your design team’s requirements before the scan.
Can you scan outside and capture hidden features?
Pro3 supports indoor and outdoor capture where conditions and access are suitable. Scanning records visible surfaces: it does not reveal concealed structure, buried services or features behind walls. Glass, mirrors, obstruction and difficult access can limit coverage.
Is this the same as a structural or land survey?
This service provides building capture and agreed digital outputs. Structural assessment, boundary determination, underground-service detection and setting-out are different services. Let me know your intended use so suitability and any additional survey requirements can be clarified.
How much does it cost?
Quotes depend on size, complexity, location, access and the deliverables required. Send the postcode, approximate floor area or number of rooms, your deadline and any specification. Capture, exports, drawing or modelling work and hosting terms will be set out in the quote.
